The Township Tax Collector will provide a four-year certification covering:

  • Township Tax
  • County Tax
  • School Tax
  • Sewer (current and delinquent)
  • Solid Waste (current and delinquent)

The certification is accurate as of the date of issue. We will provide free updates for sixty days for the party that ordered the certification.

Fees

$50.00 – Regular certification (2-3 day turn-around)
$75.00 – Rush certification (same day turn-around)

Please note the certification fees have changed as of May 1, 2025. 

 

How to order a Tax Certification

Option 1: Credit Card

Option 2: Pay by Check

  • Mail the order with payment to 75 E Lancaster Ave, Ardmore PA 19003-2375, ATTN: Treasurer.
  • Check payable to Tax Collector, Lower Merion.
  • Please include a return email or fax number. We will return the certification electronically.
  • New requests are placed in a queue with 2-3 day turnaround time. Requests that are paid by check only enter the queue once the check arrives in the office.

Option 3: Pay Monthly

  • For high volume users, we can set up an account and bill on a monthly basis. Please contact us to discuss whether this is right for you.

If paying for a rush certification by check, you can email taxcollector@lowermerion.org or fax 610-645-4758 with the parcel number and the address of the property as well as a copy of your $75 check. We will return the rush certification same day.

FAQ

Why was my payment rejected even though I had a tax certification?

The amount due may have changed due to a passed deadline or a payment made by another party. Certifications are only accurate as of the time of issue, and the Township Tax Collector will not accept any payments that are not exactly what is due.

If the amount due for a bill has changed, you will need to order an updated or new certification to confirm the new amount due. We will not confirm amounts due over the phone.

Does the certification include delinquent sewer and solid waste?

The certification will provide a complete listing of all outstanding delinquent sewer and solid waste fees. The payoff amount is good through the end of the current month.

How do I find the amount due for lien taxes?

Conveyancers must check the status of lien taxes at the Montgomery County Tax Claim Bureau.

What are the due dates for the amounts shown on the certification?

Due dates are located on the second page of the certification. Delinquent sewer and solid waste amounts are good through the end of the month.

Do you provide final readings?

Lower Merion does not do final readings for sewer or solid waste. That information is already provided on the tax certification.

Why does a property not show sewer/solid waste fees?

Most condos and apartments pay sewer and solid waste fees through their HOA instead of directly to the township. Additionally, some properties use a private trash hauler or septic tank rather than municipal utilities.

The water provider is Aqua PA.
