Resale Certification
Prior to selling a property in Lower Merion Township, the owner must obtain a Resale Certification from the Township. To obtain the Resale Certification, the sidewalks and curbs must be in good repair, the property address must be posted where it can be seen from the street, smoke detectors must be installed in each bedroom and on every level of the building, and the owner must certify the use of the building. In addition to the information listed above, Township staff reviews the property files to inform the buyer of any outstanding violations or other information related to the property that the buyer should be aware of.
Real Estate Registration Form
It is no longer necessary to register the original deed with Lower Merion Township prior to recording the deed with Montgomery County. The Township still requires that a Real Estate Registration form be used to register any change(s) in ownership or legal description.
