The Zoning Hearing Board Meeting dates for the upcoming year. All meetings are on Thursday evenings at 7:15 PM at the Township Administration Building at 75 E Lancaster Ave, Ardmore, unless otherwise noted.

MEETING NOTICE AND HEARING NOTICE
TOWNSHIP OF LOWER MERION
ZONING HEARING BOARD

Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 111 of Chapter 155 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 113 A of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code.

The Meeting shall be held at the Township Building, 75 East Lancaster Avenue, Ardmore, PA, on Thursday, June 23, 2016, at 7:15 PM. The Hearing shall commence immediately following the Meeting and at the same location on the following matters:


Appeal No. 4388

Applicants: Steven Wieland and Susan Barr
Property: 508 Sussex Road, Wynnewood, PA 19096
(Election District #8) R 3 Residence District

The applicants propose to demolish the single-family detached dwelling and related improvements, mostly within the FEMA Floodplain District, relocate and construct a new dwelling, all within the Lower Merion Floodplain District. The applicants are appealing the determination of the Zoning Officer that the proposed relocation and construction within the floodplain is not allowed as a matter of right and requires a variance. The applicants contend that the reconstruction is permitted by right, that it is a continuation of a legal nonconforming use, and request approval pursuant to §155-99A to construct the new dwelling and related improvements. The applicants also seek the following:

  1. a special exception under §155-160B for minor grading associated with the removal, relocation, and reconstruction of the dwelling,
  2. a special exception for driveway paving,
  3. a variance, if determined to be necessary, from §155-161 to construct the relocated dwelling within the Lower Merion Floodplain, and
  4. to the extent necessary, a variance from §155-114D(2) to not install a buffer.


Anyone interested in reviewing the applications and plans may review this information in the Building Regulations Division at the Township Building, between 8:15 AM and 4:30 PM, Monday through Friday. Anyone requiring special accommodations for the Meeting or the Hearing should contact this office at least three days prior to the hearing at (610) 645-6172.
