Property: 27 Heckamore Avenue, Bala Cynwyd, PA 19004

The applicant proposes to demolish the single-family detached dwelling and the remnants of a former warehouse building destroyed by fire and subdivide the property into two building lots and construct two single-family detached dwellings. The applicant is appealing the determination of the Zoning Officer that the proposed lots do not comply with the lot width requirements of §155-32A and the subdivision is not allowed. The applicant contends that the existing lot complies with the definition of lot width per §155-4 and seeks a determination that the subdivision is allowed. Alternatively, the applicant requests a variance from §155-32A, and to the extent required, any other relief or approval necessary to allow the proposed subdivision and development.

Alternatively, the applicant requests a de minimis variance from 155-166D to allow construction of 70 parking spaces, installation of retaining walls, and regrading and stabilization upon slopes greater than 25%. If, and to the extent required, the applicant requests a de minimis variance from 155-167.1A(7) to allow the construction of retaining walls within the 150 ft. perimeter setback.
