The Zoning Hearing Board Meeting dates for the upcoming year. All meetings are on Thursday evenings at 7:15 PM at the Township Administration Building at 75 E Lancaster Ave, Ardmore, unless otherwise noted.

MEETING NOTICE AND HEARING NOTICE
TOWNSHIP OF LOWER MERION
ZONING HEARING BOARD

Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 111 of Chapter 155 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 113 A of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code.

The Meeting shall be held at the Township Building, 75 East Lancaster Avenue, Ardmore, PA, on Thursday, April 21, 2016, at 6:30 PM. The Hearing shall commence immediately following the Meeting and at the same location on the following matters:


Appeal No. 4376

Applicant: Montgomery County c/o Joshua Stein, Deputy Solicitor
Property: 100 Lancaster Avenue, Wynnewood, PA 19096
(Election District #7) MC Medical Center District

Montgomery County proposes to upgrade its emergency communications system by removing three existing rooftop antennas and installing a roof top mounting frame assembly on the 118.5 ft. tall Lankenau Medical Center utility/elevator shaft roof and attaching two omni receiving antennas at 45.5 ft. above the roof, three panel transmission antennas at 25.5 ft. above the roof, and a 6 ft. diameter dish antenna and a 3 ft. diameter dish antenna, both no more than 8 ft. above the roof. The County requests a variance from §155-141.1 D(1)(a) [2] & [3] for the following:

  1. to allow the receiving and transmission antennas to exceed the height of the roof by more than 20 ft.,
  2. to not set back the antennas from the edge of the roof one foot for each foot of antenna height above the roof, and
  3. to not screen the antennas from view.

The applicant is appealing the determination of the Zoning Officer that existing fencing is not permitted within the floodplain and must be removed. The applicant requests a variance from §155-157 G to allow the fencing to remain in the floodplain along the Schuylkill River.

For Appeal Nos. 4377 through 4383 listed above, the following applies:

All properties are in Election District #2 and zoned R 5 Residence District. The applicants are appealing the determination of the Zoning Officer that existing fencing is not permitted within the floodplain and must be removed. The applicants seek a determination that the fencing is permitted as a matter of right and can remain. Alternatively, the applicants request a variance from §155-157 G to allow the fencing to remain in the floodplain along the Schuylkill River.
