Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 111 of Chapter 155 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 113 A of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code.
The Meeting shall be held at the Township Building, 75 East Lancaster Avenue, Ardmore, PA, on Thursday, January 28, 2016, at 6:30 PM. The Hearing shall commence immediately following the Meeting and at the same location on the following matters:

The hearing for this application was held on 12/8/2015. On 1/7/2016, the Board approved the request of the applicant to reopen the case to present additional testimony. The applicant proposes to relocate the driveway access from New Gulph Road to Pembroke Road, use the existing detached garage for storage and construct an attached two-car garage, mudroom and family room addition. The attached garage would infringe into the front yard setback along New Gulph Road. The applicant is appealing the determination of the Zoning Officer that the attached garage cannot infringe into the front yard setback by right. The applicant requests a determination that the garage can be built within the front yard setback as a matter of right, contending that the proposed garage will not infringe further into the front yard setback along New Gulph Road than the existing nonconforming detached garage that will remain. Alternatively, the applicant seeks a variance from §155-28 C to allow the attached garage addition to infringe into the required 40 ft. front yard setback along New Gulph Road, and to the extent required, any other relief necessary to allow the proposed improvements.

This is a continuation of a hearing held 1/7/2016. The Kohelet Foundation, Kohelet Yeshiva High School, and 284 Melrose LLC, seek a special exception under §155-11X for the following:
- consolidate the properties,
- add kindergarten through 8th grade classes to the high school,
- operate an eight-week summer program for approximately 50 children,
- operate a one-week winter program for approximately 50 children,
- construct a 10,192 sq. ft. two-story eastern addition toward the corner of N. Highland Avenue and Old Lancaster Road,
- construct a 2,180 sq. ft. two-story western addition across from Melrose Circle,
- reconfigure driveways,
- install walkways,
- to the extend required, provide additional parking spaces, and
- demolish the existing improvements on 280 and 284 Melrose Avenue and locate a grass field and/or parking spaces if required, on that portion of the property.
The applicants also request a waiver under §155-95AA(4) of 50% of any additional parking spaces that may be required by the proposed expansion, and to the extent necessary, any other approval, special exception or variance relief required.
