Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 111 of Chapter 155 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 113 A of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code.

The Meeting shall be held at the Township Building, 75 East Lancaster Avenue, Ardmore, PA, on Thursday, March 7, 2013, at 7:15 PM. The Hearing shall commence immediately following the Meeting and at the same location on the following matters:

Applicant: 120 Athens Avenue Associates, LLP c/o Walter Smerconish
Property: 120 E Athens Avenue, Ardmore, PA 19003

The Applicant proposes to convert the former church building into four dwelling units and maintain the parsonage as a detached single-family dwelling pursuant to Ordinance No. 3993: §155-133 Conversion of Buildings and §155-151 Historic Resource Overlay District through a Conditional Use Approval from the Board of Commissioners. The applicant seeks a de minimis variance from §155-133A(1), 133A(4) and/or §155-151B(1)(g)[1] to allow five dwelling units on a 29,582 sq. ft. lot that is 418 sq. ft. less than the 6,000 sq. ft. lot area per unit requirement (5 X 6,000 sq. ft. = 30,000 sq. ft.).

Applicant: Riverbend Environmental Education Center
Property: 1950 Spring Mill Road, Gladwyne, PA 19035
(Election District #2). R AA Residence District

Riverbend seeks a special exception under §155-11S(7) and/or §155-11X to construct and use an aquaponics (aquaculture and hydroponics) facility consisting of a 4,500 sq. ft. greenhouse, a rain harvesting system, a rain garden, a composting restroom, and trail on the northeast portion of the property. The applicant also seeks to the extent required, any other approval or relief necessary to allow the aquaponics facility.

Anyone interested in reviewing the applications and plans may review this information in the Building Regulations Division at the Township Building, between 8:15 AM and 4:30 PM, Monday through Friday.
