MEETING NOTICE AND HEARING NOTICE
TOWNSHIP OF LOWER MERION
ZONING HEARING BOARD

 

Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 111 of Chapter 155 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 113 A of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code.

The Meeting shall be held at the Township Building, 75 East Lancaster Avenue, Ardmore, PA, on Thursday, September 28th, 2017, at 7:15 PM. The Hearing shall commence immediately following the Meeting and at the same location on the following matters:


 

Appeal No. 4415
Applicants:  Paul and Michelle Williams
Property:     125 Cricket Avenue, Ardmore, PA  19003
(Election District #4)  R 6A Residence District

This is a continuation of a hearing held 9/14/2017.  The applicants propose to construct a two-story addition and deck on the northwest side of the dwelling and request a variance from §155-48 to permit portions of the addition and deck to infringe into the required 30 ft. front yard setback along Cricket Avenue and Sheldon Lane.

The applicants propose to construct a two-story garage addition along the northern side of the dwelling 15 ft. from the side property line and request a variance from §155-20 D(1) Side yards to allow a 30.5 ft. aggregate side yard setback.

The applicant proposes to construct a single-family detached dwelling and deck on each lot and requests a special exception under §155-160 D to develop in the floodway fringe of the Schuylkill River.  The applicant also requests to the extent necessary, a variance from §155-114 D(1) to allow parking within the front yard setback and a variance from §155-114 D(2) to not install a buffer area.

Property:     314 River Road, Gladwyne, PA  19035
(Election District #2)  R 5 Residence District

The applicant proposes to subdivide the property into two lots and construct a single-family detached dwelling and deck on each lot and requests a special exception under §155-160 D to develop in the floodway fringe of the Schuylkill River.  The applicant also requests to the extent necessary: 1) a variance from §155-166 D to construct improvements on slopes greater than 25%, 2) a variance from §155-114 D(1) to allow parking within the front yard setback, and 3) a variance from §155-114 D(2) to not install a buffer area.
