Mission

The Township's Planning Department provides a high level of service and maintains absolute integrity and honesty assuring customers of the Department's commitment to safety, sound planning, promotion of economic development opportunities and the quality of life issues. Promote and protect the public health, safety and welfare throughout the coordinated and practical development of the Township as outlined in the Zoning Code. partner with Township residents and the development and commercial business community to encourage development that protects the aestetic character of the community and balances the changing needs in a comprehensive manner that culminates in the safe and timely completion of construction and development projects.

Responsibilities:

(include but are not limited to)

  • Implementing comprehensive building & planning goals and land use policies by preparing recommendations for amendments to Township Codes.
  • Developing and overseeing long range comprensive planning efforts. Evaluating and developing Township land use policies for recommendation to the Board of Commissioners.
  • Reviewing subdivision, land development and Conditional Use applications according to Township Codes within legal time limits. Facilitating coordination with Commissioners, Township Engineer, staff applicants and their representatives, and neighborhood groups. Negotiating  solutions to development issues and providing recommendations to the various advisory boards and the Board of Commissioners.
  • Ensuring that Conditions of Approval imposed on zoning, subdivision, land development and Conditional Use applications are met.
  • Coordinating with the Township Engineer's office to review traffic and transportation proposals for subdivisions and land development proposals.
  • Maintaining and analyzing demographic, census, and land use statistics.
  • Preserving community character through open space, streetscape and historic preservation efforts.
  • Implementing and managing Township approved redevelopment plans including the Ardmore Transit Center Plan, the Bryn Mawr Master Plan, Bala avenue and City Avenue Streetscape Plans, Rock Hill Road/Belmont Avenue Transportation Service Area (TSA) and City Avenue TSA.

    Consider for recommendation to the Board of Commissioners an Amendment Plan prepared by Orsatti & Stuart Associates, Inc. dated July 6, 2016, last revised July 18, 2016, showing the reconfiguration of the approved public gathering space and plaza areas associated with the construction of two elevated apartment houses containing 593 units. The following conditions shall be complied with prior to recording of the Amended Final Plan by means of plan revision, completion or financial guarantee, unless specifically exempted.

    Public Gathering Space:

    1. The new public gathering space connected to the Pencoyd Bridge shall be made ADA accessible by adding a ramp from the public trail. The applicant shall work with staff on final design of the space.

    2. All chain-link fence shall be replaced with appropriate architectural fencing. The applicant shall work with staff on the final design of all fencing.

    3. Pedestrian striping shall be added along the access driveway to areas adjacent to the proposed Public Gathering Space/Plaza A as directed by the Township Engineer.

    4. Landscaping between the Public Gathering Space/Plaza A and the transformers shall be increased in size from 8’-10’ to 10’-12’ for evergreens and from 2-2½” to 2½-3” for deciduous trees.

    5. The applicant shall remove the four parking spaces located adjacent to the transformer and provide additional landscape screening along the western elevation.

    6. The applicant shall continue working with staff and the adjacent property owner to make an ADA accessible trail connection between the two properties.

  5. CERTIFICATE OF APPROPRIATENESS - 47-65 CRICKET AVENUE, ARDMORE

    Consider for recommendation to the Board of Commissioners a Certificate of Appropriateness to construct a 27,528 sq. ft. footprint, five-story, mixed-use building with concealed first floor and underground parking, first floor retail, and 77 residential rental units above at 47-65 Cricket Avenue, Ardmore, Ardmore Commercial District. THE HARB RECOMMENDATION WILL BE PROVIDED PRIOR TO THE MEETING.

  6. CERTIFICATE OF APPROPRIATENESS - 59 WEST LANCASTER AVENUE, ARDMORE

    Consider for recommendation to the Board of Commissioners a Certificate of Appropriateness to install a new sign above the transom at 59 West Lancaster Avenue, Ardmore, Ardmore Commercial Historic District, consisting of illuminated channel letters and logo atop a wood-patterned vinyl backdrop. The application also includes a rear awning similar in size and shape to the one present. THE HARB RECOMMENDATION WILL BE PROVIDED PRIOR TO THE MEETING.

  7. CERTIFICATE OF APPROPRIATENESS - 4 WEST LANCASTER AVENUE, ARDMORE

    Consider for recommendation to the Board of Commissioners a Certificate of Appropriateness to alter two storefronts facing Cricket Avenue. The proposal retains the southern door opening but the original door is to be replaced, and eliminates the other door opening which is converted into a window. Azek paneling is proposed under the storefront windows. Upper transom windows would be repaired and/or restored at 4 West Lancaster Avenue, Ardmore, Ardmore Commercial Historic District, a.k.a. 4 Cricket Avenue; formerly Marjorie Schneider Antiques. THE HARB RECOMMENDATION WILL BE PROVIDED PRIOR TO THE MEETING.

  8. FINAL PLAN EXTENSION - PARK SCIENCE CENTER, BRYN MAWR COLLEGE
