The purpose of the Planning Commission is to guide and direct land use and development at the municipal level. This is primarily achieved through the following two ways: (1) development and implementation of the municipal comprehensive plan and (2) through the reviews of land development proposals and municipal projects. The Planning Commission is an independent advisory body. It makes recommendations concerning land use and development directly to the municipal governing body, which is then charged with making the final land development decisions. The Pennsylvania MPC is the enabling legislation that grants municipal governing bodies the ability to create a planning commission and planning department.

The Township’s Planning Commission is composed of seven members. The members are resident volunteers and are appointed by the Township Commissioners for a four-year term.  The Planning Commission generally meets once a month.

The Township Planning Commission is supported by staff from the Planning Division of the Township’s Building and Planning Department. One of the Department’s three divisions (the other two being Building and Economic Development), the Planning Division responsibilities include the processing of land development and subdivision applications and overseeing the development of subdivision and zoning code amendments, in addition to preparing long-term planning projects.

  6. *** TABLED *** PRELIMINARY OPEN SPACE SUBDIVISION PLAN6 Old Gulph Road, Gladwyne, SD# 3757, Ward 5. A proposal to subdivide the 5.4-acre lot into two lots. New single family detached homes are proposed on Lots 1 & 2 and a 3.4-acre preservation area is also proposed.

  7. *** TABLED *** PRELIMINARY LAND DEVELOPMENT PLAN 47 - 65 Cricket Avenue, Ardmore, SD# 3760, Ward 4. A proposal to demolish all existing structures on the properties and construct a five story mixed-use building with a 27,791 square foot footprint, containing 10,738 square feet of retail space and 77 apartments. The proposal shows one level of underground parking and one level of at-grade parking located behind the proposed retail space, both of which will be accessed from Trolley Way.

When addressing the Planning Commission, please state your name and address before making comments. As a courtesy to all, comments made from the audience during testimony or Planning Commission deliberation are not permitted and are not included as part of the public record. Public speakers are encouraged to summarize their comments and limit presentation to three minutes per item. Speakers representing a group are encouraged to limit their presentation to five minutes. The Planning Commission requests that the audience silence their cell phones at the beginning of the meeting.
